Rent increases
LU Accommodation increases the rents when the building owners and service providers increase their prices. Rent increases are usually scheduled for January, but can vary per area.
Rent structure
LU Accommodation does not own its own buildings, but instead rents buildings, corridors and apartments from almost twenty different landlords. Therefore, the rent LU Accommodation charges its tenants is entirely based on the rent paid to the building owners, and where necessary, to internet or electricity providers. On top of this, LU Accommodation adds a charge of (maximum) 15% of the original rent, for providing furniture and caretaking services.
The tenants' rent is calculated as follows:
- Original rent (that LU pays building owners) + up to 15% LU charge + any additional costs for internet/electricity
The exact costs are specified on the tenants' invoice.
Rent increases
LU Accommodation changes the tenants rent only if the rent to the landlord, or the service costs, change.
Depending on the contract LU has with the landlord, rent increases may either be based on inflation, fixed or not fixed. Below follows an explanation of each, and a list of which housing areas follow which model.
Internet and electricity costs may change independently of any landlord rent increase. Housing areas with asterisks (*) have separately calculated costs for either internet or electricity, or both (**).
Inflation-based increases
Most landlords increase their rents in January, based on the Swedish inflation increase (calculated as the Consumer Price Index) in October. The current inflation rate (as of August 2024) is around 2%.
Housing areas with rent increases based on inflation include: Bautastenen, Eddan*, Helsingborg-Östra Vallgatan*, Klostergården, Malmö-Folket Park, Sofieberg**, Spoletorp North**, Spoletorp South**, and Östra Torn
Fixed increases
At these housing areas, rent will increase by 2% or 4% each January.
Housing areas with fixed increases include: Ideon Student House* (2%), Måsvägen* (2%), and Sparta International** (4%).
Non-fixed increases
Several housing areas have no fixed rent increase in the contract with the landlord. In these cases the landlord determines the rent increase, and LU Accommodation either accepts it, or disputes it if it is unreasonable. The landlord informs LU Accommodation minimum two months before the increase, and LU Accommodation will inform their tenants as soon as we are made aware. These increases tend to be from January, as per Swedish rental practice.
