Tenancy

Staying with LU Accommodation

As a tenant of LU Accommodation, you are expected to take good care of the building and appliances as well as the furniture in your room.

Below you will find care instructions as well as explanations of what is included in your rent and how you can enjoy the amenities provided.

Tenant responsibilities

Living with other students is a great opportunity to broaden your perspectives, but it also means that you should show respect for each other. For a full list of tenant responsibilities, please see the terms and conditions in the contract.

Below are some general expectations about how to behave in accommodation areas.

All living areas should be quiet between 22.00-07:00

Do not arrange parties or gatherings that can disturb the neighbors in the surrounding corridors or buildings. Tenants are responsible for their own conduct as well as for their guests. In case of repeated disturbances, you will be charged a call out fee for security officers.

Tenants should be aware of the number of people who are allowed in the corridor on a single occasion. If the limit is exceeded, the police or fire brigade may vacate the premises. If you are experiencing disturbances outside office hours, please call our on-call services.

Smoking in the accommodation buildings is not allowed, following Lund University's:

Smoking is only allowed outdoors in special areas outside the buildings. Ashtrays should be used when outdoors.

Any cost of restoring or cleaning the room from cigarette smell and residue will be charged to the tenant in question.

Pets are not allowed in any of our housing areas. If you have need of a guide or assistance dog please contact LU Accommodation when you first make an application, and we will do our best to accommodate your needs.

Rooms are fully furnished with furniture belonging to LU Accommodation, and you need to take proper care of all furniture during your stay.

The furniture belongs to your accommodation, and it is not allowed to move furniture between apartments, rooms or corridors.

Damaged furniture in the room or common areas will be replaced and the cost will be debited to all the tenants in the room or corridor in question.

Propping up corridor or main entrance doors is prohibited to ensure all tenants security. Additionally, no bicycles or other bulky equipment or transportation is allowed in corridors or rooms. Items that obstruct shared areas will be removed due to fire safety.

Remember to close the windows when you leave your room. Consider the risk of break-ins and sudden rainfall that can cause water damage to the window or furnishings in the room. This applies to common areas as well.

Receiving letters and parcels

Postcards and letters will be delivered to each tenant's letterbox. Parcels too large to fit in the letterbox, will need to be picked up at a "postombud", which is a grocery store or corner store that has been selected to provide postal services.

Postnord

When a parcel too large to fit the letterbox arrives at a "postombud", a notice is sent out to the recipient with information on where to go to pick up the parcel. There are some tracking services available at Postnord's website (the main postal service) should you want to follow the delivery process of your parcel.

Other mail services

Depending on the mail service chosen by the sender, the parcel might be delivered at the recipient's home. Please note that LU Accommodation does not have any employees (a concierge or a reception desk) allocated at the housing areas, meaning that the tenant will need to be at home to receive the delivery.

If you order items by other postal services (FedEx, UPS, DHL etc.) it is important to make sure that they have your phone number since many housing area do not have codes you can give out to these services. Most probably you will have to collect the packages at certain pick-up stations in the city where you live.

  • Please note that LU Accommodation is not able to receive or store any parcels or luggage arriving before the start of the housing contract.

If your name is not stated on the letterbox, your mail may not be delivered, even though the address is correct. A name tag will be provided together with your keys. Please find your letterbox and place the name tag on it.

If you happen to receive a letter or package for a previous tenant we kindly ask that you write "return to sender" or "åter avsändare" on the envelope or package. You can then put it in one of the yellow postboxes which you will find around the city. LU Accommodation cannot store or forward any post.
