About LU Accommodation
LU Accommodation is part of Lund University and offers housing for international students and researchers. To rent a room from LU Accommodation, you have to be an international student at Lund University or be affiliated as a new or visiting researcher.
LU Accommodation offers two main types of accommodation; long-term and short-term. For long-term accommodation, accommodation is offered to international students and researchers separately, while short-term accommodation is offered through the University Guest House to both students, researchers and visitors.
How we operate
As a part of Lund University, LU Accommodation is a Swedish state actor in a private sector (apartment rentals). As such we are governed by some very specific laws and regulations.
LU Accommodation and Lund University do not own any of the housing areas and buildings; these are owned by private landlords. However, housing contracts are always signed between the tenant and LU Accommodation directly. This primarily affects the rent and maintenance.
Rent levels
LU Accommodation does not completely control the cost of rent. Rent is based almost entirely on the rent LU Accommodation pays to the landlord, plus a maximum 15% surcharge.
Maintenance
Maintenance and upkeep responsibilities are shared between the landlord, LU Accommodation, and the current tenant.
Tenant responsibilities
Smaller things, such as unclogging sinks and changing light bulbs, remain the responsibility of the tenant (as per Swedish law).
LU Accommodation responsibilities
Intermediate and direct issues, repairs or replacements are handled by LU Accommodation's staff.
Landlord responsibilities
Larger issues, such as water, ventilation, heating, or issues related to the building exteriors, are usually forwarded to the landlord and handled by their staff. The tenant just needs to make a fault report to LU Accommodation, and we'll handle the separation, but it is good to know that it might lead to some delays occasionally.
As a state actor, Lund University is ordinarily forbidden from competing with private businesses. That is part of why the university cannot own any property.
Because of this, there is a government mandate specifying the exact circumstances under which Lund University is allowed to rent out accommodation.
In short, we are only allowed to sublet accommodation to international students and researchers, if there is deemed to be a shortage of housing in the affected city.

In addition to the Government Mandate, the Vice-Chancellor of Lund University has passed a resolution, specifying a priority order for different groups of international students.
This is primarily to ensure that any students obliged to pay tuition fees directly to Lund University have a greater chance to receive housing (the Housing Guarantee), but also places priority on certain exchanges or programmes.
This resolution does not in any way affect the researcher accommodation.
