Amenities and furniture included in your accommodation

On this page you will find information regarding what is included in your housing if you stay with LU Accommodation

LU Accommodation aims to provide a standardized set of furniture, utensils, and amenities in all our housing areas. However, certain items, such as cleaning and bedclothes, are not included, and you can read more about extra services and fees, which are not included in the rent, below.

Included

Access to water, heating, electricity, internet, basic furniture and laundry facilities are included in all accommodations, regardless of size or area, though there are some differences between housing areas.

Maintenance services, including fault reporting, repair and replacement, are included in the rent at all areas.

Basic amenities

Both cold water and hot water are included in the rent. Extreme excess use will be noted and charged to the responsible tenant. 

Please contact us immediately if there is any issue with the water supply, indicating blockage or possible overflow risks.

LU Accommodation aims to provide an indoor temperature of 20°C (68°F) during the day and 18-20°C (64-68°F) at night, between the hours of 22.00 and 06.00. 

Heating is a significant part of the rent, and this policy is intended to balance comfort and costs.

Electricity is included based on average use. Extreme use of electricity will be noted and charged to the responsible tenant.

Internet

Internet is included in your rent, via either Wi-Fi or cable. The internet provider differs between our housing areas. The name of the internet provider is noted on the housing information page for each housing area.

In housing areas with Wi-Fi, you will be provided with the login details for the network in your accommodation or in the arrival information. Just connect, and enjoy!

Wireless internet access is unfortunately not offered as standard in our accommodation, and for most housing areas, tenants need to bring their own ethernet-cable.

Please refer to the area information page for each housing area for information on whether you need to bring a cable.

Here are some examples of internet speeds at different areas:

  • Eddan: Between 100Mbps & 1Gbps via a cable connection.
  • Sofieberg: 100Mbps via a cable connection.
  • Östra Torn: 100Mbps via a Wi-Fi.
  • Klostergården Student House: 100Mbps via a Wi-Fi.

All bedrooms come with basic furniture included. The following should be available in all accommodation types:

  • Bed (90 x 200 cm)*
  • Mattress
  • Wardrobe/Chest of drawers
  • Desk
  • Desk chair
  • Lamps
  • Curtains/Blinds

*Beds can vary in size where the facility owner is responsible for the beds (e.g. Ideon Student House). They are however never smaller than 90 x 200 cm.

LU Accommodation provides a standard set furniture and utensils for all kitchens, in both private and shared accommodation, including:

  • Kitchen table
  • Kitchen chairs
  • Cutlery, plates, bowls, pots, pans, glasses, etc.

Corridor kitchens

Shared corridor kitchens include everything listed above (with some extra sets of each), as well as these additional items:

  • Vacuum cleaner
  • Mop with bucket
  • Microwave
  • Water boiler
Other common areas

In corridors you might (in addition to the kitchen) have shared lounges, toilets, or shower rooms. Toilets are equipped with toilet brushes (but not toilet paper), and shower curtains are provided by LU Accommodation for shower rooms, upon request.

Your kitchen should be equipped with the following items which are provided by LU Accommodation. If an item is broken or missing from your kitchen please make a fault report through your housing account.

Some housing areas have laundry machines and tumble dryers within each apartment. These are most often placed in the bathroom, but can sometimes be found in the kitchen. Tenants have free access to these machines, but must make sure to maintain them well.

Most housing areas have shared washing facilities (a so-called "tvättstuga"). This laundry room is often situated in the basement, ground floor, or in a separate building. 

You have to book a laundry session in advance in order to do your laundry. Depending on area, you do this using either an electronic or physical booking system. 

The length of a session differs between 2 to 6 hours, and the number of sessions may be limited to a certain number per month.

The electronic laundry system is booked with the laundry tag (see picture to the right). The booking system is usually placed outside the laundry room.

If the laundry tag stopped working, please check the following steps:

  • Can you see the previous laundry session that you have booked?
  • Are you able to book a new laundry appointment?
  • Can you log in at the booking terminal?
  • Is it possible that you have exceeded your 6 laundry sessions per month limit?

If the answer is "no" to all of the above questions, please contact us to receive a new tag.

The laundry lock system is a manual booking system. Laundry is booked by placing your laundry lock in a time slot on the board outside the laundry room.

Differences between areas and options

Furniture and other amenities vary between housing areas and accommodation types (corridor rooms, private apartments and shared apartments). To get a better overview we recommend you look at the accommodation tour videos, or the accommodation type overviews below.

Not included

Above, you can read a list of what is included in our standard set, but note that the following is NOT included in our accommodations:

  • Bed sheets, towels, pillows, blankets, wineglasses, toilet paper
  • Cleaning equipment, microwaves, water boilers (except for corridor housing)
  • Cleaning services
  • Unlocking services

Bedding package

As pillows, duvets, bed sheets, and towels are not included in the rent, we offer the option to buy bedding packages that contain these items at our reception and at the Arrival Day.

If you are a tenant and you wish to purchase a bedding package, you can do so at the reception when collecting your keys.

The price for a bedding package is SEK 1090, and they can be bought directly at our reception. Please note that we only sell complete sets. One package includes:

  • 1 pillow
  • 1 duvet
  • 1 set of bedlinen (duvet cover and pillowcase)
  • 1 bed sheet
  • 2 different sized towels
  • 1 dish towel
  • 1 dishcloth
  • 1 dish brush
  • 1 bottle of washing-up liquid

This set of bedding is suitable for a standard size bed of 90*200.

Other charges and fees

In addition to the regular rent, other fees and charges may be added to your invoices for services provided or infractions made by you as a tenant. Below is a summary of other possible fees that may appear on an invoice or on the departure inspection protocol.

Regular cleaning is not provided by LU Accommodation. Tenants moving in from 2026 onwards pay a one-time cleaning charge, which covers a basic cleaning after their departure. 

It is very important that cleaning of all private and shared accommodation areas is done regularly during the stay. Major faults found after departure, or in regular inspections of common areas, may incur extra cleaning fees to be charged.

If a tenant loses their keys or manages to lock themselves out of their accommodation, we will always assist with reserve keys and call-out services. Do note that these services are not for free, and that a lock change may be necessary if a key is lost and not retrieved shortly.

The tenant is responsible for any damage caused by themself or their guests. Any costs for damages will be charged directly to the tenant. 

Damage is most often found during the Departure Inspection, but regular rounds and visits during fault reports may also reveal issues. For larger damages, insurance can usually cover parts of the costs due to LU Accommodation or the landlord.

Tenants may receive compensation if LU Accommodation does not provide a service, or fix a fault in reasonable time. Tenants may be requested to fill out a form to document the issues causing the compensation request.

Compensation is usually issued as a reduction of next month's rent, and can be seen as a negative amount titled 'compensation' on the next invoice.
